Current Owner Search

Identifies the current titleholder and captures details from the most recent deed. The search is conducted in reverse chronological order from the present date. This includes:
• Vesting deed
• Current tax status
• County assessment data
• Open mortgages
• Judgments and liens
• Legal property description
Commonly used for home equity origination, short sales, foreclosure auctions, and tax sale pre-checks.

Two Owner Search

Traces the title back through the last two property owners. Similar to the Current Owner Search, it includes:
• Vesting deeds
• Current tax and assessment data
• Open mortgages, liens, and legal descriptions
Typically used in home equity transactions and distressed property evaluations.

Full Title Search

A comprehensive search covering all owners in the chain of title. This includes:
• Complete title chain with vesting deeds
• Identification of all liens and judgments for current and past owners
• Reporting of any unresolved encumbrances, easements, CC&Rs and related legal documents
• Optional historical search of up to 50 years (available for an additional fee)

Update Search

Covers activity on the property title from the date of the last completed search to the present. Typically performed just before closing, the report includes any newly recorded documents.

Deed Search

Focuses on locating the deed that reflects the full value transfer and initiating a clear chain of title.

Mortgage & Deed of Trust Search

Reviews open mortgages or deeds of trust related to the property. Also captures associated documents such as:
• Assignments
• Modifications
• Subordinations
• Trustee substitutions

Judgment Search

Checks for judgments against the borrower using databases like LexisNexis. Supporting documents are uploaded with the results.

Lien Search

Identifies existing and satisfied liens, requests releases or proof of satisfaction, and seeks judgment payoff statements if applicable.

Bankruptcy Search

Searches for any bankruptcy filings related to the borrower using the PACER system, with relevant documentation provided.

Tax Status Report

Provides up-to-date tax information, including current status and any delinquencies. We utilize the Netronline platform to serve 36 states efficiently. Our services are often 50% more cost-effective than traditional title agencies and can deliver results within 24 hours.
